Cost and quotes
What does an office fit-out cost per sq ft?
It depends on specification, site condition and services scope, so we quote bands rather than a single figure until we have walked the site. What we can promise is that every line in your BOQ carries a unit and the basis its rate is built from.
Will you review a quote I already have?
Yes. Send the BOQ across and we will read it line by line against benchmarked rates and tell you where it sits, fair, tight or padded. There is no obligation to appoint us.
How is contingency handled?
As a named percentage with written rules for releasing it, not as a cushion buried in the rates.
Delivery and timelines
How long does a fit-out take?
Most commercial floors run from design freeze to handover in a matter of weeks rather than months, but the honest answer depends on approvals, long-lead items and site readiness. We give you a dated programme with the budget.
Who is on site day to day?
Our own project team. The people who priced the job run it and report progress and cost every week.
What happens to variations?
They are priced and approved in writing before they are executed, and they appear in the final reconciliation.
Warranty and AMC
What does the 5-year furniture warranty cover?
Manufacturing defects on the furniture we supply, honoured through our direct relationship with the brand. Coverage varies by product and is confirmed in your warranty certificates.
What is included in the 2-year AMC?
Scheduled maintenance visits and attendance on the fit-out elements listed in your close-out pack. Consumables and misuse are excluded; the exact scope is written into the agreement.

The same team. One point of contact, for the warranty period and the AMC term.
